              • Can't explain by several words. The seller is a client who works with the agent long time(usually longer than the walk in buyer).
                The agent will get the best interest for the client. Although the TREB has their regulations, Code of ethic to prevent the problem from dual agent, It is still happen. The buyer is alway the victim.

      我的两个朋友都是due agent 买了很大的房子,相对2007市场价讲了个好价钱, 不过他们第一套房子都有buyer agent, 可能有了买房的经验, 就敢这样来了. 现在好多人都私卖私买房子, due agent 的风险不算大.

      因为due agent 对于卖家可以少至少1%agent cost, 所以一般也愿意让价, 而list agent 一旦做了due agent, commission 又可以多收0.5%-1%, 所以也十分乐意从中成全双方. 但是要在职业道德的基础上,揣摩买卖双方的心理, 最后皆大欢喜,也不容易. 所以这种case不算很多.

      这是一套投资房,前几个月我还见它挂着for rent,所以买家砍价也够狠, 可以说buyer agent表现出色, 市场信息搜集得很好, 卖家的底价摸准了.
