你只能有一个住宅。转给儿子时候,计算FMV. 报 capitial gain. then it becomes your son's primary residence until rented out

要报,既使给儿子住,可房子还是在你名下,和租给别人没区别,只不过没收房租罢了。

明白了,谢谢!因为房子仍然在我名下,所以即使儿子居住,在税务上不能算他的pricipal residence exemption.
