枫下家园 / 钱财税务 / 请教一下自住房转出租房的报税问题:Bought the new house in October 2019,then rent out the old one in April 2020. The old house as principal is 2006-2018=13yr+1(PLUS ONE RULE)=14, the new house as principal 2019-future. The old house owned from 2006-2020=15yr. If so, there’s One year for capital gain. Is there a way to avoid this? Supposing the new house is bought in December 30, it is impossible to sell the old house in same year. In this scenario, how to figure out the number in T2091 to get both tax exempted? Thanks

if you won't rent out new house before sold it,then designate old house to 2019, from 2006 to 2019 owned 14 year, plus 1 = 15, old house owned 15 years, 15/15=1, no capital gain, designate new house from 2020. if you sell new house in 2030, from 2020 to 2030 total 11 years, plus 1 =12,owned from 2019 to 2030 = 12 years, 12/12 = 1 no capital gain.

没有指定为自住房,不表示没住进去。如果住进去,才是自住房,就不用指定自住房了。
